Pre and Post foreclosure and Bank owned properties Phoenix has experienced a lot of foreclosures in the last year or so. Real investor opportunities now exist in single family residential, townhomes, and in some multifamily properties. For the first time in many years, rental properties can be purchased then rented for a positive monthly cash flow.
Single Family Detached (SFD) These are the typical family home for one family. Arizona offers a wide range of sizes and price ranges. There is a need for this type residence in the rental market, most especially in the smaller homes (under 2000 square feet).
Duplex This is a single building with two separate living spaces. Typically these are rental properties unless it is located in a senior living community (55 year old or older residents).
Tri and Four plexes Most always these are rental units, although keeping one for the owner’s vacation place in the winter is not uncommon.
Garden Apartments Single level rental units usually with very small yards or enclosures.
Townhomes Side by side construction with ownership of the land beneath it and a proportional interest in the common areas such as pool, parking, play grounds, parks, etc.
Condominiums Side by side or over/under construction with ownership of the interior only plus a proportional interest in the common areas such as the pool, parking, play grounds, parks, etc. This is more like apartment living.
Apartment buildings Multi level, multi tenant rental units of a variety os sizes. Apartment buildings in Arizona tend to be two stories, three at most with more land involved than apartment buildings elsewhere in the world. The number of units varies from a few to several hundred. |
